LOCATION:  The property is located on the NE corner of CR 400 S and CR 875 E, (8 miles east of LaGrange on US 20 to State Road 3, then south on State Road 3 to CR 400 S (Cable Line Road) then east ¾ mile. Auction will be held on site.

TRACT #1:  18 acres more or less with 875’m/l of frontage on CR 400 S and 675’m/l on CR 875 E.

TRACT #2:  19 acres more or less with 900’m/l of frontage on CR 875 E,

Tracts will be offer individually and in any combination.

TERMS:  10% non-refundable payment down the day of the auction and the balance in cash at final closing within 30 days.  Survey cost to be split equally between the buyer and seller if required.  Property sold subject to owner’s approval.  Statements day of auction take precedence.

POSSESSION:  Day of Closing.

TAXES:  Buyer to begin paying taxes due and payable in May of 2011.
